Frequently asked questions about property auctions

How many property auctions are there in Portugal?

There are typically more than a thousand properties up for auction at any moment, spread across dozens of different platforms. Licito aggregates all of those sources into one feed, refreshed every four hours.

Where are judicial auctions published?

Enforcement sales and insolvency sales are published on the Citius portal and, in most cases, run on electronic platforms such as e-leilões. Private auction houses publish on their own websites.

Can you buy a property at auction below market value?

Yes: the base value of an enforcement sale is usually set below market value. But the price that matters is the true total cost: the winning bid, IMT, stamp duty, fees, registration and works. The Licito Report calculates that total and compares it with the estimated market value.

What are the risks?

The main ones are encumbrances that survive the sale, an occupied property, condominium debts and missing documentation. All of them can be checked before you bid: which is exactly what the report's legal analysis summarises.
