These Terms & Conditions govern the use of the Licito platform (licito.pt), which aggregates real-estate auctions from public sources and generates decision-support reports. By using the service you accept these terms.

1. What Licito is

Licito gathers real-estate auction listings from public sources (e-leilões, Citius, Leilosoc, OneFix and others) and, for a fee, generates the Licito Report for a property: an Opportunity Score, a simplified legal analysis, a market-value estimate and the true total acquisition cost.

2. Nature of the service — decision support, not advice

The Licito Report is a decision-support document generated automatically, using artificial intelligence, from public data and available documents. It is NOT legal, financial, tax or property-valuation advice and does not replace a lawyer, solicitor or surveyor.

Data may be incomplete or out of date, and each auction's information must always be confirmed at the official source before bidding. Where possible, Licito flags missing information.

3. Account and purchase

Buying a report does not require an account: you can purchase on a one-off basis, tied only to your email. You may optionally create an account to gather your reports and alerts.

There is no mandatory subscription — the service is pay-per-report.

4. Prices and payment

Prices are shown on the platform before purchase (launch price and regular price). Payment is processed by Stripe; Licito does not store your card details.

Amounts include applicable taxes where so indicated.

5. Report generation

The report is normally generated within a few minutes of payment confirmation. Where an essential document is unavailable, the report is produced with the available information and the missing-information risk is flagged.

Value and total-cost estimates (transfer tax, stamp duty, fees, works) are working figures, not tax advice.

6. Right of withdrawal

As this is digital content supplied immediately, by requesting report generation you consent to performance beginning and acknowledge that you lose the right of withdrawal once it has been executed, under applicable consumer law. Contact us if generation fails.

7. Intellectual property

The platform, the Licito brand, the software and the report format belong to Licito or its licensors. A purchased report is for your personal use in assessing the property in question.

8. Limitation of liability

To the maximum extent permitted by law, Licito is not liable for bidding or purchase decisions made on the basis of the reports, nor for data originating from third-party sources. The service is provided “as is”, with no warranty of accuracy or completeness.

9. Changes

These terms may be updated. The version in force is the one published on this page, with its update date.

10. Governing law and jurisdiction

Portuguese law applies. Disputes will be settled by the competent Portuguese courts, without prejudice to consumer rights and to alternative dispute-resolution bodies.
