Where Licito's data comes from
Licito does not run auctions or sell property. It collects, from public sources, the properties up for auction in Portugal and brings them together into a single feed. This page describes exactly what is collected, how often, and what is left out.
Sources aggregated
There are 24 sources: the Citius portal (where the courts publish enforcement and insolvency sales), e-leilões, and the private auction houses that publish catalogues online.

What is deliberately excluded
- Hereditary rights and shares, marital half-shares and undivided fractions of a property. A share is a part of an estate, not the property — it sells under different rules and is not comparable to a property sale.
- Vehicles, machinery and equipment, even when a portal files them under its property category.
- Listings that publish no value and have no end date — they are not actionable and would never age out of the feed.
- Properties outside Portugal.
How often
Collection runs every four hours. Each listing records when it was last updated, shown on the listing itself. The current bid can be re-checked live on the listing page, for the sources that publish it.
What is included
PROPERTY only. Each source is filtered by its own property category wherever one exists, and every listing then goes through content checks.
How market value is estimated
The market reference is the median €/m² for dwelling sales published by INE, at municipality level where available and district level otherwise. ⛔ It is a RESIDENTIAL series, so it is only applied to dwellings (apartments and houses): for land, commercial property, or when the area is missing, market value is reported as unavailable rather than invented.
Limits
The data is collected from public pages and APIs that change without notice. A listing can be withdrawn or amended at the source between two collections. Licito is decision support and does not constitute legal or financial advice — always confirm the terms of sale at the original source, which is linked on every listing.
