What does the report include?
An Opportunity Score 0–100, a legal risk summary (encumbrances, occupants, pending actions and pre-emption rights), market value context, and the true total cost estimate (transfer tax, stamp duty, fees and works). All exportable as PDF.
How accurate is the analysis?
The report is based on public auction data and the listing documents, processed by AI. It's a first-pass decision support — a fast, structured screen — not a guarantee. When information is uncertain or missing, we say so transparently.
What if a listing has missing documents?
We still generate the best possible report with the available information and explicitly flag what's missing as information risk. We never hide gaps — we point out where you need to confirm before bidding.
How long does the report take?
Under 5 minutes after payment. The Score and analysis are ready almost immediately; the PDF follows right after.
How much does it cost?

Does Licito provide legal advice?

How does a judicial property auction work in Portugal?
A property seized in an execution, insolvency or tax process is put up for public sale (usually on the e-leilões platform). Anyone may bid above the set minimum; the highest bidder wins, subject to the rules of the process.
